Once you have received official confirmation of your research stay (e.g., in the form of an employment contract or letter of invitation), please register with the Welcome Service to receive our assistance.
The information you provide on our contact form will enable us to offer you targeted and personalized support. Once you have successfully registered, you will receive access to our housing search form, where you can specify preferences. Based on this information, we will send you suitable housing offers and further information, subject to availability.

Our Service
We primarily offer initial solutions. We exclusively provide furnished accommodation that is intended for the beginning of the stay in Augsburg. Depending on personal preferences, this may involve some compromises in terms of size, furnishings or location of the accommodation.
Your Housing Search
For researchers staying in Augsburg for less than 8 weeks, we are usually unable to arrange accommodation. We are also generally unable to process requests at very short notice. In these cases, however, we can provide helpful information and tips for independent searches.
Visa
An apartment can only be arranged once a valid visa has been issued. Rental agreements should also only be signed after the visa has been received.
Therefore, please inform us in good time about the status of your visa application so that we can plan the right time to start looking for an apartment.
Situation in Augsburg
The housing market in Augsburg is highly strained due to the large number of students and its close proximity to Munich. In southern Germany, housing costs now account for around 40% of disposable household income. Furnished accommodation is scarce, usually limited to a fixed term, and comparatively more expensive. However, utilities (e.g., electricity, internet, and broadcasting fees) are often included, so no separate contracts need to be arranged. Unfurnished apartments are more common and slightly cheaper but are only worthwhile for long-term stays.
Fast and Reliable Communication
Please always keep us up to date regarding your housing search. In the case of available offers, a quick decision and communication are required, as offers cannot usually be reserved exclusively and therefore expire quickly.
Housing listings on the major real estate portals are also usually taken off the market quickly due to high demand. Here as well, responding quickly and providing a compelling cover message is a significant advantage.
Credibility
Caution against fraud: Especially with offers from private individuals, do not make any payments without a legally binding rental agreement. Be skeptical of listings with prices significantly below the usual market level. Always insist on a (at least virtual) apartment viewing, as scammers sometimes advertise apartments that do not even exist. If in doubt, you are welcome to contact us for an assessment of the offer.
Deposit and Private Liability Insurance
In Germany, the security deposit can be up to three months' net rent and serves as a guarantee for any damage or open claims during the rental period. It usually must be transferred together with the first month’s rent as soon as a rental agreement is concluded. If you hand over the apartment in accordance with the contract and without damage, you will receive the deposit back in full after moving out. In this context, it is advisable to take out private liability insurance. This usually covers damage to the rental apartment that you cause unintentionally.
Rental Costs in Augsburg
Experience has shown that the following rents per month can be estimated for furnished accommodation in Augsburg:
From EUR 450 – shared room
From EUR 650 – studio (1 room)
From EUR 1,000 – 2 rooms (separate bedroom)
From EUR 1,400 – 3 rooms (2 bedrooms)
Note: Smaller apartments are generally not rented to families.
Rental Contract
In Germany, a rental contract usually begins on either the 1st or 15th of the month and is concluded directly with the landlord. You are responsible for checking the accuracy of the agreement. You are also responsible for terminating the rental contract on time. If you have any uncertainties, you can ask for an opinion at any time.
Student Dormitories
Doctoral students enrolled at UniA can apply for student dormitory places through the Studierendenwerk on a semester-by-semester basis, provided that their monthly income does not exceed the §13 BAf?G maximum rate plus housing allowance (since winter semester 24/25: EUR 992 + EUR 380 = EUR 1,372). A waiting period of 1–2 semesters is to be expected.

Guest Apartments
There are a few apartments on campus for researchers who neither have an employment contract with UniA nor are enrolled here. Inquiries and bookings can only be made via your hosting chair. Further information and contact details can be accessed by your chair here:
Landlord's Confirmation of Residence/ Wohnungsgeberbest?tigung
For stays of 3 months or more, this document is required for the registration with the city within 2 weeks of arrival. This should be considered when booking accommodation, as not all accommodation providers can issue this confirmation (hotels, holiday homes, etc.).
Visits by Guests
Not every rental apartment (especially furnished units and those with all-inclusive rents) allows guest visits, as the duration of a stay can affect utility costs.
If not specified in the rental contract, planned visits should always be cleared with the housing provider in advance.
Arrival and Key Handover
The handover of keys is arranged individually with the housing provider; the arrival should be planned accordingly.
Please note that the Welcome Service cannot coordinate or carry out apartment or key handovers.
Broadcasting Fee (GEZ)
In Germany, a broadcasting license fee is charged to finance public broadcasting (radio, television, internet services). The fee is EUR 18.36 per month per apartment (as of February 2026), regardless of the number of people living there.
If you move to Germany, you must register online under “Wohnung anmelden.” If your landlord has already registered you, you will automatically receive a payment notice from the city after you register.
